Here’s a cheat sheet of our rules for you TL;DR people (you know who you are). Need it even shorter? Do to others as you would like them to do to you!
On the Riverfront:

  • Items may not be left on the beach after sun down. Please pack up any pop up tents, chairs and other gear. Anything left on the beach may be removed. 

  • Leave room for others.

  • Don’t move other people’s things.

  • Take your trash with you.

  • No vehicles except golf carts on the beach.

  • Please keep your dogs on a leash!

Quiet hours start at 10 PM.
Two cars per site.
If you have more cars, please get another site!
Joy ride on the trails, not in the resort! Safety is our top priority.
No riding is permitted inside the resort unless going directly to the trails. Guests going over 5 MPH may be asked to leave.
No tent camping on RV sites! We do not currently offer tent camping.
All of our RV sites are pet friendly, but only specific rentals allow for pets — We love pets, but we need to know you are bringing yours so we can accommodate you!
You (our guests) are our top priority! This means we do not allow folks not staying at Arizona Oasis to come and use the beach or facilities.

We want you to invite all your friends, but they need to get their own site if you’ve already reached the max number of people for your site type! Amenities are reserved for guests staying over night. Day use of the resort is not permitted at this time.

Once a reservation has been received and accepted, the renter is liable for a deposit when the reservation is made and the payment of the balance prior to arrival. 

The number of guests and vehicles occupying the property is strictly limited to the number on the reservation. The stated and agreed occupancy figure includes all persons irrespective of age. Exceeding the number of stated and agreed persons or vehicles will result in immediate eviction without refund or an additional per night charge at the discretion of the management.

The renter agrees not to do anything that may be reasonably considered a nuisance or annoyance to us or any other occupier of adjoining or neighboring properties.

The property will have been inspected prior to occupation. Therefore, the renter must notify the office immediately with regard to any damage and/or maintenance issues that require attention. Keep the property, furniture, and all effects in or about the property in the same state of repair and condition as found at the commencement of the rental. The renter agrees to pay for any damages that were not preexisting to the property, furniture, and its effects.

Pets are allowed in designated properties only. All evidence of pet occupation must be removed from the property and grounds at the end of the rental period. Pets are not permitted on any item of furniture, including beds. Evidence of pet hair on furniture and bedding may incur additional cleaning charges. 

The renter agrees to take all necessary steps to safeguard their personal property. No liability to the resort is accepted in respect of damage to or loss of such property, except where it is determined that the damage or loss is caused by our negligence.

A departure checklist has been left in the unit. We ask that you follow it and leave the property in the same state of cleanliness and general order in which it was found. Failure to do so to the satisfaction of the Management will result in a cleaning charge of up to $350 being levied.

Equipment and facilities are provided at the discretion of the resort management and while every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situations occur that renders non-essential element unusable, the resort does not take responsibility for replacing or refunding the renter for the lack of use of this equipment or facilities.

The resort is not liable, nor will it provide a refund, for any stoppage of electrical services caused by extreme weather or other circumstances beyond its control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by the natural elements of the location.

After-hours key collection: If you are departing when the front office is closed, you must turn in your key to the drop box. It is located directly to the left of the front door.

We appreciate you choosing our resort for your stay on the Colorado River. In order to make your stay safe and comfortable, refer to these guidelines. 

1. When the office is closed, an answering service answers phones, takes messages, and transfers calls in the event of an in-park emergency. Call 911.

2. Check-in time is 12pm for site rentals and 2pm for rental units. Check-out time is 11am. Late check-out may be available for a fee; please contact the office to inquire. Clubhouse and laundry facilities hours are from 9am–10pm. Quiet time is 10pm–7am.

3. All vehicles, trailers, and watercraft must fit on your site. Additional parking may be arranged for an additional fee by contacting the office and requires a displayed parking pass.

4. Fires must be contained in an above-ground fire pit and covered by a grate or mesh.

5. Pool hours are between 8am and 10pm. Observe all posted pool and spa rules. Glassware and pets are not allowed in the pool area. Food is not allowed in the pool or spa. All children under 14 must be accompanied by parents. 

Smoking is not permitted in the pool area.

6. Guests are responsible for their conduct and that of their guests, children, and pets, and for any damages resulting from their actions.

7. All sewer connections must be tight at each end and a sewer collar or donut must be used at the outlet end. Holding tank chemicals containing formaldehyde must not be dumped into our sewer system.

8. All trimming of trees or bushes is done by our staff only. Contact the office if needed.

9. Pets are welcome on a leash and attended while outside. Pet waste must be cleaned up immediately and disposed of properly. Pets are not allowed in any resort buildings or the pool area, except as allowed by the ADA. Pets must not bark, run loose or disturb other guests. Dogs must be on leash while using the beach area. The owner is fully responsible for the actions of their pet. No aggressive or noisy pets allowed. Do not feed wild animals.

10. Washing a vehicle requires a $5.00 wash permit, which are available in the office. No servicing of vehicles is permitted on the property.

11. ATVs and dirt bikes are allowed to come in and go out of the resort only. No cruising allowed in the resort. All vehicles, including golf carts and ATVs, must be driven or accompanied by a person with a valid driver’s license. Motorized vehicles not allowed on grass areas.

12. Please observe a speed limit of 5 mph in the resort.

13. Smoking is not permitted in rental units, public facilities, or where otherwise denoted with signs. Tossing cigarette butts on the ground is strictly prohibited. Please dispose of your waste responsibly.

14. We water the grass daily and ask that all items be removed from grass areas before nightfall. This includes ensuring that you have not backed over the grass area with your RV. There is a golf cart path that can be used for transportation to and from the beach.

15. No clothes lines to be visible at site. Clothes lines and clothes must be removed daily.

16. All vehicles in park must display a parking pass on mirror or dash showing site number.

17. We have a very sensitive septic system. Please do not put anything other than septic-safe toilet tissue in our toilets. The following items must be put in a trash receptacle and not in the toilet: baby wipes, flushable wipes (even if stating flushable), napkins, paper towels, Kleenex and absolutely no women's feminine /sanitary products (including tampons and pads) down the toilet. Some common cleaning products upset the enzymes in the system, please do not put any of the following in your RV toilet while you are at Arizona Oasis or in any of the other Arizona Oasis toilets: RV holding tank additives containing formaldehyde (use only organic or formaldehyde-free products), common household bleach or toilet bowl cleaners that contain bleach.

18. Please refrain from smoking marijuana in any common areas outside of your RV including the beach, rental homes, outside on your site, or in any other public area at Arizona Oasis. While the use of marijuana is legal in private areas in Arizona, our goal is to keep Arizona Oasis a family-friendly community.

RV and Site Standards & Guidelines

Your satisfaction is very important to us. We appreciate that you have chosen to spend your time with us and want to make sure you and all our guests enjoy their stay. With this in mind, we have outlined some basic RV standards and site standards to ensure that we maintain a standard of quality in our resorts and campgrounds.

Please note that these guidelines and examples are not intended to address all possible situations that may arise at a property.  If you have any questions or concerns, please feel free to stop by the management office at your convenience.

Most importantly, we hope you enjoy your stay with us! 

RV Standards 

The quality of RVs can contribute to or detract from the overall experience of all the campers. For this reason, we enforce some standards of appearance on RVs, similar to those in place at many other RV resorts and campgrounds. 

Our property rules state that “all vehicles must be operable and in good condition.” We think it may be helpful to outline a few examples of what is meant by “good condition.”

Age Limit Please note that “good condition” does not mean “new,” and we do not typically have an age limit for RVs. 

RV Certification 

RVs should have RVIA certification. RVIA certification states the rig complies with certain fire codes, which are important for the safety of our guests. Occasionally, exceptions can be granted by Manager and/or District Manager on a case by-case basis for non-RVIA rigs which seem to conform to safety requirements and are of a design and style compatible with the park. A park model RV, also known as a recreational park trailer, should be certified by the manufacturer and built-in accordance with the ANSI code. 

Appearance Guidelines

Overall, the RV should look and function as it was originally designed. While we can’t provide a list including every possible scenario, following are a few examples that should be helpful: 

  • Doors, shrouds, panels, windows and coverings, etc. should be intact and not unsightly. 

  • Exterior should be not unsightly, and should be free of obvious, poorly repaired damages. • Tarps cannot be used for weatherproofing and awnings should be in good condition.

  • Air conditioning units should not be added through the walls or windows unless previously approved.

  • All hoses, wires, etc. should route through ports as originally designed. 

  • Exterior should be free of duct tape, repair tape, excessive caulk, etc. 

Isolated minor issues are generally acceptable, provided multiple issues aren’t combined to substantially deteriorate the appearance of an RV: 

  • Minor body damage which has been properly repaired but is still visible. 

  • Fading of decals and/or paint. 

  • Minor window cracking, although replacements should be scheduled.

  • Damage from traveling that has just happened, especially if you have a repair plan

Site Standards 

We all need to be good neighbors to our fellow campers! No one likes to camp next to a messy site, and a messy campsite can be an open invitation to unwanted wildlife.

Following are some guidelines to help everyone be a good neighbor in the campground: 

Recreational vs. Residence

  • For our seasonal or annual campers, we need to remember that your campsite is a recreational site and not a residence.

  • Customers shall use their RV and site for recreational purposes only and shall not use their RV and site as a permanent residence. Length of stay requirements are based on legal requirements and property established guidelines. Safety Guidelines 

  • Campsites should be clean and neat, free of fire hazards and clutter.• Customers shall not make any alteration to the electric, water or sewer connections provided by the campground/resort.

  • Customers should adhere to specific legal requirements when connecting to sewer, water and electric services at the campground/resort. 

  • Customers should be able to move your rig very quickly in case of emergency.

  • No extra air conditioners, wires, hoses, or cords are allowed except through the OEM port. 

Tarps, Tents, Shade Structures, Other Structures

  • Tents and “easy-up”-type structures are for temporary use only, limited to reservation.

  • Manager can approve more substantial, semi-permanent shade structures, in accordance with the individual property guidelines.

Only form-fitting bike/car covers are allowed. Carports are prohibited. Please do not use a tarp to cover any part of your RV or campsite.

  • Exterior furnishings should be appropriate for outdoor/camping use. Indoor furnishings including but not limited to sofas, chairs, refrigerators, freezers and kitchen tables are not allowed on your campsite. • Fencing is limited to 24” in height and may be utilized only in the area under the rig awning. 

  • The following flags are allowed to be displayed at your site and throughout the campground/resort, American, Canadian, military (including Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA) and veterans, sports teams and decorative flags such as holiday, seasonal or garden.

Pets 

  • Customers may have common household pets such as dogs and cats. No other animals, livestock, poultry, reptiles, insects or exotic pets are permitted. 

  • No dangerous, aggressive or poisonous pets of any kind are permitted.

  • Management reserves the right to reject any pet. 

  • Dogs must be kept on a leash at all times (including the beach area) while not inside a unit, except for specifically designated off-leash areas.

  • Pets must never be left unattended outside of a unit and must be inside a unit at night.

  • Pets must either relieve themselves outside the Resort or on the owner’s site. If the pet relieves itself on the way out of the Resort the owner must pick up the waste immediately.  

  • If the pet relieves itself within 30 feet of any walking trails or service roads around the perimeter of the Resort the owner must clean up the waste immediately.  

  • Pet owners’ sites must be kept neat, orderly, and sanitary at all times.  Pet waste should not be able to be seen or smelled by other residents.  Pet waste on a site must be cleaned up immediately and disposed of properly.  

  • Pets are not allowed in Resort facilities (except when allowed by the ADA), or on Resort lawns.  

  • Pets must not be allowed to bark, run loose, or disturb other residents and guests.  

  • Pets are to be inoculated and licensed in accordance with La Paz County Ordinances.

 All pets must be registered with the office and vaccination records must be available upon request. 

  • All pets must wear a collar identifying the owner and phone number and all pets must be always on a leash.

  • No pet shall be left tied or otherwise unattended at any time.

  • Pet owners must clean up after their pets. RV and Site Standards & Guidelines Pets (continued) • Pets are not permitted in the public buildings or amenity areas, including but not limited to the bathrooms, clubhouse, swimming pool and beach areas.

  • Pets should not be an annoyance (barking continually), or a danger to the other occupants or visitors of the campground. 

  • The campground shall have no liability to family members or guests for any damage or injury to persons or property caused by any pet. 

  • Assistive animals and service animals are not pets for purposes of these guidelines; however, assistive animals must (unless a reasonable accommodation is required) comply with all behavioral and clean-up rules for pets.

Noxious Activities

No illegal, noxious or offensive activities shall be conducted at any site, including those that are or could become an unreasonable annoyance or nuisance to neighboring sites. 

  • We will not tolerate abusive or disruptive behavior, whether directed at management, staff or other persons. 

  • Smoking is not permitted in any of our buildings, including restrooms, pool areas and rental units. Smoking material must be extinguished in an appropriate fire container. 

  • The open consumption of alcoholic beverages is discouraged in the family areas of the campground/resort. Where permitted, alcoholic beverages must be kept in a concealed container. Under no circumstances will minors, as determined by state and local law, be served or allowed to consume alcoholic beverages at the campground/resort.

Disorderly Persons

  • The following are grounds for reservation termination and removal from the property: loud noise, whether mechanical, musical or vocal, use of foul or indecent language, causing damage to property of the campground or another person, drunken disorderly conduct, failing to follow rules, failing to follow directions of the property staff, threatening or abusive behavior, or any other conduct that is not the type of behavior that is expected at a family campground/resort. Damage 

  • Customers are responsible for all damage or destruction of property, and any injury to persons, caused by the guest or his or her family, visitor or pets. We reserve the right to charge guests accordingly for any damage they cause to the grounds and/or campground/resort facilities, including but not limited to broken waterlines, damaged/missing sewer connections, cable lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.
